Why landlords need it
By law, every rented property must have its gas appliances checked every 12 months by a Gas Safe registered engineer, and the tenant given a copy of the record. It’s not optional – failing to hold a valid certificate can mean an unlimited fine and up to 6 months’ imprisonment, and it can invalidate your insurance.
